Real estate terms used in MercaIndex.
- Price per square meter
- Asking price divided by the reported square meters. It helps compare properties of different sizes in the same area.
- Median
- The middle value in a set of ordered prices. It is less sensitive to outliers than the average.
- MercaIndex Score
- Informational score combining data quality (30%), price position within the exact cohort (35%), and completeness of retained auditable fields (35%). It does not use the description or first-seen date.
- Cadastral verification
- Informational lookup of public data linked to a parcel. It does not replace a title study or legal advice.
- Off-plan property
- Pre-construction or future-delivery project. It usually requires more document review before sending money.
