You'll find the serial at the bottom of the document (next to the stamp), and the matrícula at the top right corner.

Official data from the Registro de Títulos — DR Land Jurisdiction (ri.gob.do)

Where do I find these numbers on my document?

On a Certificado de Título issued by the Registro Inmobiliario, the matrícula appears at the top right corner (next to the barcode). The serial is at the bottom, next to the registry stamp and barcode.

How it works

01

Pick the document type

Choose Certificado de Título, Constancia Anotada, CRA, CRDRA, or Certificación depending on what you have in hand.

02

Enter serial + matrícula

Copy the numbers exactly as they appear on the document. Serial is at the bottom (next to the stamp); matrícula is at the top right.

03

We cross-check the registry

We tell you whether the document exists in the official Land Registry — with book, folio, case file, and holder.

Available in these Land Registries:

  • · Puerto Plata
  • · San Cristóbal
  • · San Pedro de Macorís and La Romana
  • · Higüey: Punta Cana
  • · Samaná
  • · Santo Domingo
  • · Bonao
  • · Distrito Nacional
  • · San Francisco de Macorís
  • · Moca
  • · Santiago Rodríguez
  • · Bani
  • · Azua
  • · San José de Ocoa
  • · Vega

If your document is from a different Land Registry, this lookup can't verify it online — ask your attorney or the corresponding registry.

Frequently asked questions

What is title-certificate verification?

What is title-certificate verification?

We query the ConsultaDeProductos system at the DR Land Registry (ri.gob.do) live to confirm whether a document (CT, CA, CRA, CRDRA, Certificación) officially exists in the government system.

Where do I find the serial and matrícula?

The serial is at the bottom of the document, next to the registry stamp. The matrícula is at the top right corner. Both are numbers — no letters or spaces.

What does 'document not found' mean?

Three possibilities: (1) the numbers were copied wrong, (2) the document is fake, or (3) the document belongs to a Land Registry not yet connected to this online lookup (see list). Don't sign anything until you confirm with an attorney.

Does this replace a real-estate attorney?

No. This lookup confirms the document exists in the registry. For a complete check (liens, mortgages, later transfers), consult a real-estate attorney in the DR.

Do you save the document I entered?

We cache the numbers you queried and the registry response for 90 days so we can serve it from cache if ri.gob.do goes down. We don't store any personal data.

Which Land Registries are available?

Puerto Plata, San Cristóbal, San Pedro de Macorís and La Romana, Higüey: Punta Cana, Samaná, Santo Domingo, Bonao, Distrito Nacional, San Francisco de Macorís, Moca, Santiago Rodríguez, Bani, Azua, San José de Ocoa, and Vega. If your document is from a different Registry, this lookup can't verify it online.

Also need to verify the parcel?

The Title Certificate tells you who holds rights over the property. Cadastral verification tells you which parcel exists in the cadastre. Both together are the foundation of any responsible purchase.
