How to prepare a parcel lookup
Data direct from the government
We request data from the Registro Inmobiliario. If we use a saved lookup, we show its date. No account is required.
If you cannot complete the lookup
The official portal supports position codes or coordinates and may ask you to complete a security check. If you do not have an identifier, ask the person offering the property for the relevant documents.
- Open the official lookup
- Contact the Registro Inmobiliario
- Prepare your documents and next steps
- How we handle lookup data
MercaIndex is independent of the Registro Inmobiliario. Availability of each official channel depends on that institution.
How it works
Enter the number
Type the parcel or case-file number exactly as it appears on the title or listing.
We query live
Your query goes straight to ri.gob.do, the official DR Land Jurisdiction system.
Get the result
Review the status and available fields. If we use a saved lookup, we show its date.
Frequently asked questions
What is a cadastral check?
What is cadastral verification?
This lookup requests parcel data from the Registro Inmobiliario service. Results depend on the available records and service availability. MercaIndex is an independent platform.
Where do I find the parcel number?
It's on your title deed, in the cadastral survey, or on the DGII property-tax bill. If you're buying, ask the seller for it before paying anything.
What if the lookup cannot be completed?
If the service does not respond, try again later or open the official portal. When a saved lookup is available, we show its date. A connection error does not mean the parcel does not exist.
Does this replace a real-estate attorney?
No. This lookup confirms the parcel exists in the cadastre. For a full title check (liens, mortgages, transfers), consult a real-estate attorney in the DR.
Do you save my search?
The query and registry response may be cached for use when the service does not respond. Results may include holder information. Read our privacy policy before submitting data.
What does 'Approved (active record)' mean?
The parcel has an active record in the Land Jurisdiction. It confirms the cadastre has it — not a substitute for a full title study.
