What MercaIndex is

MercaIndex organizes asking prices published by public real estate sources in the Dominican Republic. We normalize the data, apply quality controls and calculate statistics by area and property type. Results describe the included observations.

The aim is to help compare observed supply and its limitations. These data provide context; they are not an appraisal or confirmation of the price at which a transaction will close.

Index principles

Four non-negotiable principles guide every methodology decision.

Median and average

The median is less sensitive to extreme values than the average. It describes the center of the included observations, not the value of each property or the entire market.

Quality over quantity

The index calculation applies price, location, type and quality filters. Passing these filters does not confirm the listing’s accuracy or verify the property.

Duplicate controls

Duplicate controls do not guarantee unique properties. A property may appear in several listings; sample size counts included records, not verified properties.

Transparent limitations

Sample thresholds depend on the view. Some summaries hide metrics for small samples; the map may show smaller groups. Check each group’s size and composition.

Data sources

Scheduled collection includes Supercasas and DR Paradise. This policy does not confirm that the latest run obtained data from both sources.

Counts describe records retained in the database. A listing marked active may come from a paused source; this does not establish that it remains available on the portal.

The two scheduled sources collect factual listing data; descriptions and photographs are not retained. Historical records do not authorize reactivating a source.

Data quality pipeline

Five controls described in the data-processing workflow. Their existence does not guarantee that every error or duplicate has been detected.

  1. Step 1

    Normalization

    Prices, square meters, location and type are normalized. To convert RD$ to US$, the process tries a cached rate for the day, then an external API and, if these fail, a fallback of RD$58.50 per US$1. Conversion may be approximate; it does not guarantee a current quote.

  2. Step 2

    Price rescue

    The normalizer attempts to recognize some per-square-meter prices and possible currency errors. These rule-based corrections can fail; they do not replace checking the price with the source.

  3. Step 3

    Quality score (0-100)

    The index calculation requires a quality score of at least 40, alongside other filters. The score evaluates available data; it does not certify the property or ensure every field is complete.

  4. Step 4

    Deduplication

    Records are updated by source and listing identifier, and the index excludes records marked as duplicates. The current scheduled process does not run photo deduplication; sources authorized for factual fields only do not retain image URLs.

  5. Step 5

    Statistical filters

    The index applies absolute bounds and interquartile-range (IQR) filters within analytical groups. These filters reduce some extreme values, but do not detect every error or establish market value.

How to read the statistics

The median, average and percentiles describe the included data. Check the group, date and sample size before comparing results.

Middle value of the observations

A group’s median is the middle value of its ordered observations. Some area summaries use the median of cohort medians: this is not the median of all underlying listings. Other metrics are calculated directly from listing records with their own filters; they are not interchangeable.

Sum of prices divided by count

More sensitive to outliers than the median. Useful as context, but not as the main reference.

P25-P75 range

The middle 50% of observations

P25 and P75 bound approximately the middle 50% of a group’s observations. Being below P25 does not establish a bargain, and being above P75 does not certify premium quality. The range does not determine a suitable purchase price.

Limitations and warnings

What this index is NOT. Honesty before marketing.

  • Asking prices, not sale prices

    The displayed prices are published asking prices. We do not observe the final negotiated price here and cannot infer a discount or the outcome of a sale from the listing.

  • Partial coverage

    Coverage depends on retained public listings and the sources authorized for collection. It does not represent every property or transaction in the country.

  • Reliability depends on volume

    Public regional summaries and rankings apply a minimum of 25 observations to metrics subject to the publication threshold. Map summaries use filtered listings and may show smaller groups. Check the displayed sample size; a visible figure does not guarantee a sufficient sample for your comparison.

  • Zone-level analysis, not property-level analysis

    Available location information may be incomplete or approximate. Area summaries depend on how listings were classified and do not confirm a property’s location or characteristics.

  • Not financial advice

    The data is informational. Always verify prices, titles, and conditions with a qualified local attorney before any transaction.

Update frequency

Collection is scheduled every Sunday at 08:00 UTC. Runs may be partial or fail; this schedule does not guarantee new data every week.

An index recalculation may use retained records. The calculation date is not equivalent to a new observation from every source.

Listings without a new observation for more than 21 days are marked inactive when cleanup runs. This status does not confirm a sale or removal of the listing from its portal.
